Lower Merion Elite Roofing is a roofing contractor serving Lower Merion, PA and the surrounding Main Line, Montgomery County, Delaware County, Chester County and Philadelphia neighborhoods. For more than 20 years we have repaired leaks, restored slate, replaced worn roofs and installed gutters on houses ranging from prewar stone colonials to postwar twins and newer townhouses.

Our Approach
We start every leak call in the attic as well as on the roof, so we find where water actually enters before we price anything. If the roof can be repaired, we say so before replacement comes up, and that applies to slate in particular: we replace broken slates one at a time with copper nails and slate hooks rather than recommending a tear-off of a sound roof. When a roof does need replacing, the step, counter and chimney flashing is replaced with it rather than reused, and the gutters are sized and pitched as part of the same job.
We also take the local rules seriously. In Lower Merion Township, every estimate is checked against the roof permit addendum, which limits shingle roofs to two layers and bars new roofing over slate, tile, shake or asbestos-cement, so you know from the start whether a tear-off is required. Houses in the township’s local historic districts are checked before work is scheduled, and for homes in Narberth, Philadelphia and the surrounding townships, we look up that municipality’s own re-roofing rule before pricing the job.
Our written scopes list tear-off, decking, underlayment, flashing, ventilation and gutters as separate lines, so you can compare our estimate with anyone else’s. Any rotted decking we uncover is photographed and shown to you before it is replaced, at a per-sheet price agreed in the contract. Our contracts follow Pennsylvania’s home improvement law, including the three-business-day cancellation notice and deposits within the legal limit.
After a storm, we photograph and write up the damage for your own claim and will meet your adjuster on site when asked, without negotiating the claim for you. On twins and attached homes we plan around the neighbor’s roof and the shared wall, and on roofs with solar panels we schedule the panel removal and reinstall from the outset. At the end of every work day, the gutters, yard and driveway are cleaned and swept with a magnet for nails.
